80,000 jobs posted on Tradesmen.ieHi folks,
yesterday we exceeded 80,000 jobs posted on Tradesmen.ie since we launched the website in June 2008.  Based on the value of the jobs posted the potential value of this work to tradesmen and to the Irish economy is over €244 million.  I’d just like to say thank you so much to all of the customers and tradesmen for your support over the last five years. We particularly appreciate how you are spreading the good news and more and more of the jobs posted come from word of mouth. It just shows that there is still plenty of work to be done and this service makes it easier for customers and tradesmen to find each other quickly and hopefully get a better quality job done at a more competitive price. Please continue to help us to spread the message about Tradesmen.ie and help us do our bit to create and sustain jobs in Ireland!

Building Materials – Who should buy them, Customer or Tradesman?

Truck Delivering Building MaterialsToday I want to talk about who should buy building materials, customer or tradesman.  Lately I came across a case where a tradesman was left short of €3,000 for the building materials he supplied.  He has been advised by his solicitor that it will cost as much to pursue the money in the circuit court and that even if he wins the customer may not have the money to pay him.  I came across another case where a tradesman accepted a payment from the customer for windows and he paid the money to the window suppliers but they went in liquidation before they supplied the windows.  This meant it was now the responsibility of the tradesman to reimburse the customer for their loss.  When the tradesman supplies the building materials or appliances there is often some confusion over who is responsible in the event of materials being faulty or where an appliance stops working.

Let’s have a look at the advantages and disadvantages of each:-

Option 1: Tradesman buys the building materials or appliance(s)

Tradesman Advantages

1. May avoid delays as the tradesman knows the materials to buy and is used to working with the suppliers

3. Since the tradesman is providing an additional service he can legitimately charge a mark-up on the materials for so doing

Tradesman Disadvantages

1. Higher risk.  If the customer doesn’t pay the tradesman is caught for a lot more money than if he was just charging for labour alone.

2. The tradesman takes on additional responsibility when he supplies materials as he is responsible if the materials become faulty in the future.  A higher mark-up should reflect the extra responsibility in terms of after sales support as well as additional administration and risk of not getting paid.

3. A self employed tradesman in Ireland doesn’t need to be registered for VAT if their turnover is less than €37,000.  However, if they are providing materials as well as labour they will quickly get pushed into a higher turnover which may mean they will have to begin charging VAT for their services.  Charging VAT means that they have extra administration costs in calculating and handling the VAT.

Customer Advantages

1. The customer saves time as the tradesman looks after more of the work

2. The work should be done quicker if the tradesman is sourcing materials that he is used to working with

Customer Disadvantages

1. The job costs more money because the tradesman has more work to do.

2. If a problem arises with the materials or appliances in the future the tradesman is responsible for after sales service so if he goes out of business or cannot be contacted there will be problems (this could happen with a hardware store too.)

Option 2: Customer buys the building materials or appliance(s)

Tradesman Advantages

1. Tradesman has less risk as they don’t have any money owed for materials and only have to think about collecting money for labour.

2. The tradesman doesn’t have the responsibility of after sales support as it will be the responsibility of the supplier where the customer purchased the materials.

3. A self employed tradesman doesn’t need to be registered for VAT if their turnover is less than €37,000.  Therefore, if they can encourage their customers to buy the materials they may be able to stay below this threshold and avoid having to register for VAT.

Tradesman Disadvantages

1. Could cause delays if the customer buys the wrong materials or omits some materials.

3. The tradesman won’t be able to charge a mark-up on the materials (this may not be a disadvantage however as the mark-up seldom covers the extra risk, administration and after sales service required.)

Customer Advantages

1. If the customer is taking an interest in what is going on and understands what materials are required they will have more control over which materials are used and where they are sourced from.

2. If there is a problem down the line with the materials or the appliances the customer may have more comeback if they are dealing directly with the supplier themselves (That is assuming that the supplier won’t go out of business of course!  By the way be careful with purchasing materials and appliances online as the delivery charge is not refundable as I recently discovered when I tried to return a product to Amazon.co.uk.  The product cost £7.99 and postage was £32.99 and I would have to pay to return the product myself:( )

Customer Disadvantages

1. The customer will spend a lot more time sourcing the materials.

2. It may cause delays or stoppages if materials or appliances are purchased that are of lower quality or if the tradesmen are not used to working with them.

As you can see it is not a straightforward answer.  If tradesmen really want to supply the building materials they should try to limit their risk by 1. having a written contract, 2. by documenting and taking photos of the work as it progresses, 3. having the work signed off by a certifier if appropriate, 4. delivering the materials in smaller quantities,  5. using an escrow payment facility.

If customers wish to supply the materials I think they would benefit from doing some research in advance on what materials are required and discuss it with one or more tradesmen to get as much advice as possible.   The customer should request a detailed list of materials or appliances from the tradesman and get prices from a number of local suppliers.  If a tradesman makes a mistake in his work you would expect him to bare the cost of rectifying it.  Likewise if the customer supplies materials that are incorrect and that cause delays or stoppages in the work they should also be prepared to pay the tradesman for any additional work it causes.

House Alarm Prices Survey

recently we carried out a quick house alarm prices survey of alarm installation and upgrade costs from installers listed on our site.   Most of the installers surveyed were from the Dublin area but there were a couple from outside Dublin.  We asked them for rough prices for installing or upgrading an alarm system in an average home.  Modern alarm systems offer several advantages over the older systems.  For example they may have better tamper proof protection and the ability to notify one or more keyholders by text message when an alarm is activated.  Modern alarm systems can also be installed wirelessly and there are advantages and disadvantages to these systems.  Therefore, it’s best to ask your installer about the different options before choosing the right system for your home.

Here is a sample of the replies we received below:-

Joe L: depends on Wireless or Wired.  We have a basic wireless package starting from €590 Inc VAT that includes:
Wireless Alarm Price
Quantum 70 wireless Panel with built in siren

If you want the windows done it’s around €90 extra per window.

If the house was prewired our systems can start from as little as €650 Inc VAT which includes:

If they want the upstairs done it will cost around €40 per window if wired.  Make sure they are PSA Licensed and Insured and Tax Clearance Cert.  Hope this helps.

Darren C:  3 bed house alarm would be 570 inc vat.  That’s for a house with 2 doors and 8 windows and a pir in the hall.  Thats windows getting inertia sensors and
Front door a contact and sliding door getting a sensor with built in
contact.  Extra cost if sensors were changed to ones with built in contact.

Panel up grade would be 310 inc vat thats just changing panel outside
bellbox and keypad. Extras would occur if sensors, contacts or motion sensor
needed to be changed.

Simon D: Roughly around €749 incl. Vat for a new install and for an upgrade from an
old system maybe €500 – 575 depending on how recent it was installed

Depending on what the customer is looking for as regards an upgrade check
for condition of wires and if the building has changed since last install
(extensions) draft up a new design plan to better suit their needs.  Hope this helps

Fergus M : A 3 bedroom house would vary between €599 to €899 depending on type of system and number of devices.  Make sure installer has a current PSA licence number.
Choose between wired or wireless and also good to have a local company install Alarm system as it would be a quicker response time of call out if client should need this .
Make sure system is to En 50131 standards

Brendan O: There are 2 different types of systems,

1) A wired alarm with internal passive infra red beam a wired bell box
control panel and digital keypad comes in at €500.00

2) The same equipment only wire free comes in at €650.00

All alarms come with a completion certificate and we are registered

Ciaran R: If the house is prewired to the windows prices range between 500-900 euro if the hse requires Wirefree alarm system prices range from 700-1300 … Currently we are doing a promo of 2 internal PIRS front door back door sensors all wire free for 599 euros

Matthew M: Prices start at €499 which will cover front & back door and 2 internal beams.

Monitoring cost approx. €16.25 a month.

Additional points cost €70 each.

The customer should make sure the company they use is licenced by the P.S.A..

Well as you can see there is a big variation in prices with new installations ranging from €570 for the most basic to €1,300 for a bigger installation.  Upgrades start at €310.   I suppose the lesson from this survey is to get a number of quotes and get as much advice as possible so that you have an alarm system which suits your needs and conforms with or exceeds the minimum standards.

Most respondants to our survey made the point that an alarm installer must be PSA registered to install, upgrade or service an alarm in Ireland.  It is illegal for anyone to work with alarms unless they have a PSA license so please ask to see their PSA license with photo ID and/or check out their details at www.psa.gov.ie.  One of the respondants also recommended hiring an installer who is as local as possible.  This is because if anything ever goes wrong with the alarm you need to know that your alarm installer can come out at short notice and fix it if necessary.

Always get a detailed quote in writing before proceeding with the job and check whether the prices are inclusive or exclusive of VAT.   Please remember that an alarm system is no substitute for having well secured doors and windows in your home so make sure that you ask a good locksmith to check your locks when you get a chance:)

How to get quotes from tradesmen iIlustration

recently we created a “How to get quotes from tradesmen” illustration.  The illustration talks about a customer who wants to get quotes for an extension to her home and how she goes through the process of posting the job and getting a number of quotes before she chooses a tradesman to do the job.  You can see the illustration below:-

I hope you enjoyed the illustration and no matter where you source your tradesmen from always try to get at least 3 or 4 quotes so that you can compare the quality and price and pick the best tradesman for your job.  In addition to getting a number of quotes here are 4 tips to consider when hiring a tradesman:-

1. Ask for phone numbers of references so that you can check them out

3. Hire a suitably qualified architect, building surveyor or building engineer if the job is anything to do with a new build, building renovation or extension

Cash Jobs Warning

Cash Job WarningHi folks,
today I want to talk to you about cash jobs.  This article is aimed at customers and tradesmen (or indeed anyone who receives payment for work done outside of the normal PAYE). There are two definitions of a cash job, one definition is that it will be paid for in cash rather than cheque. The advantage for the customer is that they don’t have to pay extra fees for writing the cheque and if it’s only a small amount of money they might have the money on them in any case.  There is no problem with this as long as you get a receipt and the tradesman keeps a record of it to submit for the VAT or tax return.

The second definition of a ‘cash job’ is that it is being paid by cash to avoid tax.  This is the type of cash job I want to talk to you about in this article.  If a tradesman working for you offers to do a cash job and “knock off” the VAT then they could possibly be breaking the law. Furthermore, they are less likely to give you a receipt or any other paperwork, so if anything goes wrong down the line you might not have any comeback.

Cash Jobs – Warning Signals

If you are a customer here are some situations below where you could be suspicious that a tradesman is not paying VAT or income tax on the money you are paying them:

  • They offer a discount for cash and are reluctant to accept payment by cheque, credit card or electronic funds transfer (EFT)
  • They are not willing to provide an invoice or receipt
  • They ask you to pay the money to someone other than the business
  • They ask you to split the money into a number of payments to different people
  • They offer goods or services for sale at substantially below market value

Thankfully the vast majority of tradesmen are tax compliant but as with everything it’s always the minority that spoil it for everyone else. If you suspect that someone isn’t paying VAT or income tax you can contact the Revenue Investigations & Prosecutions Division at  http://www.revenue.ie/en/contact/investigations-prosecutions-division.html.

Just one other thing to point out is that in Ireland the threshold for VAT registration is €37,500 for persons supplying services and €75,000 for persons supplying goods.   It is very likely that many tradesmen acting as sole traders would not have incomes which exceed €37,500 and therefore would not have to charge you VAT.  You can find more information about VAT Registration and thresholds at http://www.revenue.ie/en/tax/vat/registration.  Although a tradesman may be exempt from charging VAT, they are still obliged to provide you with an invoice and receipt for any works done.  In fact my understanding is that you do not have to hand over payment until you have received the invoice.  You should also insist on a written quote or a quote by email before agreeing to have work carried out.  The quote should include the name and address of the tradesman quoting for the job.

If you are a tradesman do not be tempted to do cash jobs.  It is against the law and if you get caught you will get in a lot of trouble.   If a customer tells you that someone has offered to do a cash job for them without the VAT tell them that 1. it is against the law, 2. if anything goes wrong they may not have any comeback, 3. the tradesman offering this cash price is less likely to have any insurance or the proper qualifications and if anything goes wrong the customer could be liable for any damages.  4. the customer may be breaking the law if they are knowingly assisting the tradesman to avoid paying VAT or income tax.

As I said above the vast majority of tradesmen are tax compliant.  Let’s encourage everyone to pay their fair share of tax and we’ll all be better off as a result:)  Thanks for reading and if you have any comments please feel free to add them below.

26th August 2013: I had some feedback from a tradesman today.  He was telling me that unless he knows a customer very well that he will only accept cash or bank draft as he has had cheques that bounced on him in the past.  He says he will still issue a receipt but the payment has to be by cash or bank draft.  I suppose the main lesson here is that if a tradesman offers to do the job for a lot less because you’re paying in cash then you might be suspicious.  In all cases you should get a receipt and the receipt should have the tradesman’s name and address and VAT number if they are registered for VAT.

Volunteers Wanted for Inner City Dublin Project

Volunteers Wanted for Upstart Park Project

Hi folks,

volunteers wanted for the Upstart park project beside Dominic Street during the month of August.  Upstart is a charity, working with Dublin City Council, BID, OPW and other organisations, to transform a derelict Dominick Street site into a pop-up park for the month of September.

I recently met Annemarie Ní Churreáin from Upstart at the Dominic site and I must say I was very impressed by their plans. Annemarie explained to me how the park will contain a theatre, out-door cinema, restaurant, orchard, coffee shop and much more at the location.   At the moment it is just an empty site as you can see from the photo below with a steel railing surrounding the area and bare grass in the middle with graffiti on the wall at the back.  However, there is plenty of space there and it is in a very convenient location just at the intersection of Dominic Street and Parnell Street.  It will be accessible to a lot of people going to the supermarkets and Cinema in that area once it is up and running.  It is also within a short walking distance from O’ Connell Street, Parnell Square, Capel Street and the Jervis Street Shopping area.

The park will open on August 22nd and for a number of weeks there will be free arts events, outdoor cinema & theatre performances, live music, educational activities and a pop-up café open to the public.  The 1st FREE public concert is happening on Saturday August 24th at 3pm.

Annemarie told me that interest is coming in all the time and they’ve had good coverage on RTE, Newstalk, Times, BBC etc. The project has become bigger and better than they’d ever imagined.  They have started the build and have 200 volunteers signed up – but more volunteers are still wanted.  They particularly need about another 50 tradespeople, but won’t refuse any interest from anyone.  You can see a map of the location below:-

Tradesmen.ie is delighted to provide any support we can and we are encouraging any builders, carpenters or tradespeople within the greater Dublin area to become a volunteer if they have any free time in the month of August.

Granby Park was opened this evening, the volunteers have done a spectacular job in transforming this derelict site into a beautiful, colourful and relaxing area for everyone to enjoy.  The park will be open to the public from tomorrow morning and the first concerts and music sessions will start on Saturday August 24th and continue for a month until September 22nd.  Here are a few photographs from the opening this evening:-

Digital online marketing strategy using Websites, Facebook, Google, Twitter, LinkedIn, flicker, YouTube, Pinterest, Slideshare, blogging etc with a focus on the Irish market. The intern will receive formal/informal training on all aspects of Presentations, Video Production, Social Media, Google Analytics, Google Webmaster Tools, Mailchimp, Campaign Monitor, writing up creative briefs, marketing to the target audience. On completion the intern will have attained skills in Online and offline PR, Email and database marketing and press releases. On completion the intern will have attained skills in: marketing, business development, project management and customer relationship management.

Ideally the candidate must be social media and web savvy as they will also be required to use various social media tools for marketing purposes.  Third Level Students or Graduates are preferred and the selection process is very competitive.

  • You should have experience in blogging, video, researching, and writing
  • You should be internet saavy
  • You should have excellent communication skills
